This sub-lease agreement is between Atlas Suites Incorporated (Lessor) and “the guest” (Tenant). The tenant hereby offers to lease from the lessor, a furnished apartment (Premises) in Toronto/Mississauga. The tenant hereby offers to acquire from lessor the premises on the terms and subject to the conditions as set out in this agreement.
The lease will be effective from the dates as agreed between the lessor and the tenant.
The tenant will pay to the said lessor the rent for the entire period in advance. Moreover a refundable (less any damages, if any) deposit of $ 500, which will be refunded within one week of vacating the premises.
The tenant further agrees that the suites will used for residential purpose only.
The tenant and the lessor agree that in case of any damage to the furniture during the tenancy, the tenant will replace the same. The tenant also agrees that any loss cause to the building or the apartment due to his/her negligence will be fully compensated.
Smoking is not allowed in the units. A $200 penalty will be charged in case of a violation. The same charges will apply for any extra ordinary mess left in the unit.
The tenant agrees to abide by the rules and regulations of the condominium. The tenant agrees that in case of any damage to the condominium premises, the tenet will be liable to pay for the damages. The tenant is also responsible for returning the keys and remotes to Atlas Suites at departure. The tenant agrees that the building management/security may enter the apartment in case of emergency without seeking the tenant’s permission.
The tenant agrees to let any officer or staff of Atlas Suites at reasonable times to enter the premises for inspection.
The tenant agrees that Atlas Suites or any of its staff will not be responsible for any damages which may include theft, fire, personal injury, death or any other damage to the vehicle and personal belongings of the guests and their visitors. It is the responsibility of the tenant to ensure that they have adequate and relevant insurance coverage before occupancy. The tenant will also insure that their vehicles are comprehensively insured.
The guests agree that no illegal activity and disturbance takes place at the premises provided by Atlas Suites.
The tenant also gives permission for the housing keeping staff to enter the premises for the purpose of housekeeping.
The tenant also agrees that no illegal activity will take place in the premises.
The tenant also agrees that Atlas Suites incorporated reserves to change the premises and the pricing.
The tenant agrees that there will be no disturbance to the neighbors.
FREE cancellation 14 days before the date of stay. If cancelled or modified up to 14 days before date of arrival, no fee will be charged. If cancelled or modified less than 14 days, or in case of no-show, the total price of the reservation will be charged
For lost keys, the replacement fee is $350 per key.
Every guest is required to show a valid photo ID (Passport/Drivers license) and the credit card used to make the booking at the time of check-in. There will be no exceptions. Check-in without these two documents will be denied."
Additional cleaning is available for $100 for a full cleaning of the suite including fresh towels and linens. All cleaning reservations must be confirmed with full payment in advance. We highly recommend that you reserve the cleaning service 48 hours in advance.

House rules: The suite is in a residential building. Please respect your neighbors. Be polite and courteous towards them. After 10:00 pm is quiet time. Make sure to keep the noise level down both inside and outside the suite, this includes hallways and common spaces. Please make sure that any music or TV is also kept at a considerate volume level.
Smoking is not allowed anywhere inside the suite or anywhere inside or outside the building. You must go all the way outside by the entrance of building to smoke. Minimum fine for smoking is $500.
It is not allowed to host parties or events inside the suite at any time.
If any of these rules are violated or we receive serious complaints regarding noise level or disrespectful behavior, Atlas Suites reserves the right to evict the guest without any further notice.
Building security desk: Please note that the security of the building does not work for Atlas Suites. If you need anything, please contact us at the numbers given above. In case of any announcement, please follow the instructions of the security.
Shipments/deliveries: It is not recommended that you ship items before or during your stay with us, as the shipment might not arrive on time. Atlas Suites is not responsible for any lost shipments. If you choose to order a shipment, please contact us before shipping.
Lost or damaged guest belongings/luggage during your stay: Atlas Suites is not responsible for any lost or damaged personal belongings during your stay. Atlas suites is not responsible for any lost or stolen guest belongings while guest is on the premises or outside the apartment.
Liability: Guests are financially responsible for any damage they, a non-paying visitor or anyone in their party may cause to the property and building or any items inside the suite or the property during their stay, for example, a lost suite key & fob key will be charged $500.
Atlas suites reserves the right to charge the guest credit card that was left on file or used to reserve the suite the full amount for any physical damage caused to the building or property or any such damage caused to any items inside the apartment and that the guest can be held responsible for. Atlas Suites is not responsible or liable for any personal injury to any guest during their stay or to any non-paying visitor.
BY AGREEING TO THIS SUB LEASE AGREEMENT THE TENANT AGREES TO BE BOUND BY ALL OF THE TERMS AND CONDITIONS AND AGREES THAT THESE TERMS CONSTITUTE A BINDING CONTRACT BETWEEN THE TENANT AND LESSOR/ATLAS SUITES INC.
